Our Design Process

Initial Consultation

Every journey begins here. All our projects start with an initial conversation around your project and goals. From there we provide realistic, authentic advice on what may be possible and remove the guesswork. Whether you have a clear vision or don’t know where to start, we’re here to guide you. 

Site Feasibility and Quote

After our initial conversation, we will undertake a more in depth review of your site. This includes understanding and outlining the opportunities, constraints and project requirements by looking into what permits may be required, any planning requirements as well as the existing and neighboring sites that could affect the project. We then provide an itemized fee proposal for your approval.

Concept Design and Development

This process always starts with a bit of ground work. We will engage trusted consultants required to provide quotes for your review and approval. These will include consultants such as land surveyors for existing feature level and re-establishment surveys, arborist reports and town planning experts and is specific to each project.


Working from your design brief, we create detailed concept designs, including floor plans and 3D perspectives, to help you visualize how your project will look and feel. 


This stage is collaborative and flexible. This is the stage that defines the outcome of the project so we encourage you to take your time and review the concepts to provide feedback for refinement to ensure we maximise the potential of the project. It’s best to make significant changes at this stage, as adjustments later can become complex and may affect town planning approvals.

Town Planning Applications (if required)

Some projects require town planning approval due to factors like lot size, zoning, or planning overlays. If your project needs this, we prepare the necessary town planning drawings and manage the entire process for you.

We engage reputable consultants to liase directly with council to ensure your application has the best chance of success.

As a part of this process, we respond to council's request's for further information (RFI) as required. We may need to engage further consultants as part of this request and again, we will provide you with trusted consultants fee proposals for review and approval. These can include Sustainable Design Assessments (SDA), Landscape Plans, Traffic and Waste Management plans for example - each project with vary with these requirements dependent on site conditions and the size of the project.

Working Drawings and Construction Documentation

After concept designs are finalized and (if required) a planning permit obtained, we produce comprehensive working drawings for construction. 


These will include:

  • Site, Setout and Slab/Subfloor Plans
  • Detailed Floor and Roof Plans
  • Sections and Elevations
  • Framing, Lighting and Wall Type Plans
  • Door and Window Schedules
  • Specifications for External Materials and Finishes


Further to our documentation, we will also engage further trusted consultants required at this stage to provide quotes for your review and approval. These will include geotechnical engineers (soil reports), engineers (civil, structural, hydraulic etc) and energy assessors along with other


These documents ensure your builder has all the information needed for an accurate quote and smooth construction.

Interior Design

The construction drawings document the bulk of the building, however they can overlook the finer details that truly make a project yours.


We can provide either in collaboration with yourself, or as an overall service an interior design to compliment the project.


These include but are not limited to;

  

  • Kitchens
  • Bathrooms
  • Joinery
  • Bedrooms
  • Fixtures and Fittings Schedule
  • Internal Finishes Schedules


These include internal elevations of each wall of each room along with 3D perspectives and the necessary schedules.


Some people opt to undertake this stage themselves or with the builder throughout the tendering or construction stage, however having a clear defined project from the outside can reduce a significant amount of stress and the anxiety that comes with building. Our experience shows us that a well documented and detailed set of interior plans alongside the construction documentation reduces many of the typical issues that can arise on site and avoids budget blowout. 

Tender Drawings

If you haven't selected a builder prior to our engagement, or you'd like to receive quotations from multiple builders, we can on your behalf, or alongside you, work through the tendering process (builders bids) and undertake cost management exercises to ensure your project can be built within you're required budget.

Building Permits and Approvals

We handle the building permit process on your behalf, preparing all necessary documentation and liaise directly with the registered building surveyor (RBS) including their requests for further information.

Construction Support

Our commitment doesn’t end once your plans are approved. We collaborate with your builder throughout the construction phase, answering any questions and resolving issues that may arise.
