The Lilly is a side-by-side dual occupancy development located on a complex site in the bayside suburb of Beaumaris.
The site features a noticeable fall from the rear toward the street frontage, along with a significant landscape overlay requiring the retention of two large existing canopy trees. These constraints called for a carefully considered design response to maximise the site’s potential while respecting its environmental context.
The brief called for two dwellings designed to support family living while offering a level of finish that exceeds a typical townhouse development. Each dwelling comprises four bedrooms, three bathrooms and a two-car garage, with an approximate floor area of 30 squares across two levels. Both homes include master suites on the ground and first floors, along with dual-level living spaces that provide flexibility for future owners.
The external material palette was selected to reflect a modern coastal aesthetic, incorporating white polished cement render, Krause brick, and feature timber elements to complement the lighter tones and introduce warmth.
Internally, the two dwellings were given distinct identities. One features epoxy concrete flooring paired with timber veneer cabinetry, while the other adopts a lighter palette with oak timber flooring and soft matte grey cabinetry.
